Leasehold Development
The following documents provide applicable information for any leasehold development on the Airport including the process, requirements, standards, and applications.

Lease Land
The Airport has land available for lease for aeronautical/non-aeronautical development on the north side and the east side of the airport.

Current Annual Land Lease Rent:

  • Aeronautical – North Area unimproved land with utilities available – 20 cents per square foot 
  • Aeronautical – North Area improved land, site ready with utilities available – 22 cents per square foot
  • Aeronautical – East Area unimproved land with utilities available – 20 cents per square foot
  • Aeronautical – East Area improved land with utilities available – 22 cents per square foot
  • Aeronautical – East Area improved land to include taxilane/roadway and utilities available – 28.5 cents per square foot
  • Non-Aeronautical – East Area unimproved land with utilities available – 30 cents per square foot 
  • Non-Aeronautical – East Area improved land with utilities available – 35 cents per square foot

Commercial Development
Any commercial aeronautical operation using the Airport requires a leasehold with the Airport or a permit from the Airport. Such operations are either a FBO (Fixed Based Operator) or SASO (Specialized Aviation Service Organization). All commercial aeronautical operations must meet the Airport's Minimum Standards.

Existing Commercial Facility Rental Rate:

  • Hangar Floor Space - $3.00 per square foot per year
  • Professional/Commercial Office Space - $10.00 per square foot per year

NOTE: Commercial Aeronautical Activity or Commerical Non-Aeronautical Activity ground leases may be subject to a gross percentage of revenues component applicable from first dollar

  • Tenants 2.5% (effective with the fifth year of lease when facility built by tenant)
  • Subtenants 5%
